Welcome to Wellington Manor HOA

ACTIVE COMMITTEES

  

ARCHITECTURAL REVIEW COMMITTEE (ARC) 

  • Review  homeowner’s requests for improvements and additions to their homes and    property 
  • Recommend      approval or rejection of such requests to the Board of Trustees 
  • Review  completed work to ensure homeowner compliance with Board approvals 
  • Refer non-compliance/problems to Property Manager and Board 
  • Recommend  changes in Architectural Guidelines to the Board 


CLUBHOUSE MANAGEMENT COMMITTEE

  • To keep abreast of the equipment on hand in the exercise room 
  • To oversee the care and maintenance of the building and the RAC
  • To make certain proper internal and external inspections are carried out as required


COMMUNICATIONS COMMITTEE 

  • Maintain  and improve the Association’s Website as well as recommend changes and related budgets to enhance the website 
  • Publish the Association’s Monthly Newsletter and provide important Association      communications, as well as information of interest to the homeowners 
  • Recommend  improvements and changes to the dissemination of Community news and      information to homeowners, as well as the availability of Association documentation 


COVENANTS COMMITTEE 

  • Review the Association’s By-Laws to ensure the homeowner rights are protected and      enhanced while protecting the fiduciary interests of the Association and all homeowners’ property values 
  • Make changes and recommendations to the Board 


DISPUTE RESOLUTION COMMITTEE (DRC) 

  • Adjudicate violations of the Governing Documents and Homeowners Manual that cannot be      otherwise settled in a manner that is equitable to all homeowners (see Article xv of the By-laws and Board Resolutions) 
  • Recommend Association Policies and practices to the Board that may correct any confusion and/or problems or inconsistencies that might contribute to future problems 


FINANCE COMMITTEE 

  • Review the Association’s annual operating expenses and budgets and make      recommendations to the Board that may reduce expenses or increase revenues      
  • Review monthly financial reports and recommend to the Board actions required to avoid or alleviate potential financial problems or shortfalls. 
  • Review annual audit prepared by the Association’s auditor and advise the Board of any concerns or recommendations 
  • Periodically audit and review areas where the highest expenses occur and make      recommendations to the Board that may result in improved processes and/or reductions in expenses 
  • Review the Association’s Reserve Accounts and planned expenses over the long term to ensure that the Association’s Reserve studies provide for more than adequate funding to replace or repair existing infrastructure as needed, and make recommendations to the Board 
  • Review      the Association’s existing investments and bank accounts to recommend to the Board alternative investments which may increase revenues with little if any additional risk for both short term and long term investments 
  • Review the Association’s policies, practices and processes in obtaining  competitive bidding, contracts, change orders, payments and approvals, recommending improvements to the Board

FLAG COMMITTEE

  • Ensure that the flag at the Clubhouse is flown 24 hours a day, 365 days a year,  and is lit so it may be seen after dark
  • Members rotate on a monthly basis to raise and lower the flag in the event of Board, State or Federal mandates 
  • Recommend to the Board any improvements to the process and/or events related to      honoring the flag 


GROUNDS COMMITTEE 

  • Recommend  to the Property Manager and Board potential improvements to landscaping infrastructure as well as aesthetics and curb appeal of plantings to enhance the appearance of our community 
  • Recommend landscaping policies, practices and requirements for trees, plants and other monuments honoring those individuals who have lived, or are currently living, in our community 
  • Develop annual and long-term plans for the beautification of Common property landscaping 


POOL COMMITTEE 

  • Plan, schedule, organize and publicize pool activities 
  • Recommend budgets and proposed Association expenses to the Manager and Board for      equipment and supplies 


RECREATION COMMITTEE

  • Plan, schedule, organize and publicize recreational activities at the Clubhouse,  pool and RAC, as well as other outdoor activities for the community:     e.g. trips, external events, township/county activities 
  • Recommend  budgets and proposed Association expenses to the Manager and Board for      equipment and supplies 
  • Recommend to the Manager and Board policies, practices and requirements which would      encourage homeowners to participate in recreational activities 
  • Recommend  budget requirements for annual social events to Manager and Board 
  • Plan, schedule, organize and publicize social functions for the entire  community, obtaining approval of the annual plan by the Board before      proceeding 
  • Recommend  cost savings, additional expenses, fundraising activities, etc. to the Manager and Board 


SOCIAL COMMITTEE 

  • Recommend  budget requirements for annual social events to Manager and Board 
  • Plan, schedule, organize and publicize social functions for the entire community, obtaining approval of the annual plan by the Board before  proceeding 
  • Recommend  cost savings, additional expenses, fundraising activities, etc. to the  Manager and Board 


SUNSHINE COMMITTEE 

  • After being contacted by homeowners or their family, sends notes or cards on behalf of the Community to residents who may be ill or injured 
  • With  prior concurrence of the homeowners, disseminate this information to the community at large, to those who may want to offer comfort and good cheer 
  • Upon being contacted by family members of a deceased homeowner, disseminate      information about the obituary, funeral or memorial services to the community and coordinate with the Flag Committee to lower the Clubhouse flag in honor of the homeowner (if so desired by family) 


WELCOME COMMITTEE 

  • Meet with new homeowner(s) to welcome them to the community and discuss any      information they may have concerning the information shared with them 
  • Introduce the new homeowners at the next social event (coffee or party) so that they will be able to meet many of their neighbors and other residents 
  • Recommend additional information and/or activities to be distributed to new homeowners to the Manager and to the Board
